  1. Find the source.  Water flooding and damage could be from your home or an act of nature.  If flooding is occurring due to a house problem, shut the main water line off.  Always note where the water line shut off valve is before there is an emergency - this could potentially save your home from more damage. 
  2. No matter the source of the flooding, It’s very important to turn off the electricity in your home.  If you cannot locate the electric box or cannot reach the electric box due to water, call an electrician. 
  3. Make sure everyone is accounted for and evacuate the premises.  Flooding water can bring various bacteria and fast moving objects.  It’s best to leave the property as is until you can get a professional to assess the situation. 
  4. Call 911.  If you are a homeowner you will need to call your insurer.  If you are renting contact your property manager.  
  5. Make sure to take accurate documentation of the damage inside and outside of your home.  It’s best to always have updated photos of your property at all times to refer to insurance.

What are pinhole leaks? 

Water damage can come in many different shapes and sizes.  When we think of water damage we normally think of exploding pipes and massive ceiling damage.  However, a common cause of water damage is a leak you can’t really see at all: the pinhole leak.  Pinhole leaks are small holes created by corrosion in your pipes, particularly copper pipes.  The problem with pinhole leaks is that you don’t know the extent of the water damage sometimes until it is too late.   

A small drop of water that is leaking for months can wreak havoc on insulation and other wall materials.  Untreated liquid inside walls is a breeding ground for mold and mildew which can lead to serious health issues.

Picture this: you’re sitting down for a meal at your dining room table while your child excuses himself to go to the bathroom.  He runs upstairs to the bathroom.  Dinner continues as normal until you hear a flush.  All of a sudden water is trickling out of the ceiling onto your food and table – then it rushes and bubbles your ceiling.  Oh no!  It seems your little one has clogged the toilet from upstairs and it has run down through the vents onto your finely prepared meal.   

This scenario may seem like a case of fiction, but is actually all too common in a household.   

So, what should you do if your toilet starts to overflow? 

Before doing anything you will need to assess what type of water has overflown from the toilet.  There are three types of water classifications.  

Category 1 is clean water, which comes from a supply line and contains no contaminants.  

Category 2 is grey water, which comes from a source that may include some contaminants.  

Category 3 is black water, which contains significant levels of contaminants. 

Next you should turn off the water and find the source of the over flow. Most likely it is just a simple clog that has caused a more than simple mess.

    • Does not corrode with high levels of acidic water

    • Clay pipes can crumble due to tree roots 
    • Harder to work with, not light like plastic 

Copper Pipes 

  • Pros: 
    • Long Lasting and Very reliable 
    • Good for indoor and outdoor plumbing 
  • Cons:  
    • Expensive 
    • Some older Homes use lead-based solder, but can be removed.  
    • Lower Temperatures require extra attention in the winter 

Stainless Steel Pipes

PVC Pipes

    • Does not corrode 
    • Very inexpensive  
    • Good at insulating

Galvanized Steel 

Used between the 1920’s - 80’s.  Galvanized Steel is easily corrodible that can lead to lead contamination in water.  These pipes should be replaced within your home.
